I use 3rd party tools, (RemakePlace & Burning Down the House), to create my builds. If this makes you uncomfortable, I encourage you to look for another designer.

I will build on multiple/all floors. Just be advised that with more floors means less overall design tricks can be utilized to fully customize the build. I will also section off areas in order to sink items so the build may be smaller overall.

My commission fee is due up front before I begin working on the build. Once you and I have settled on a design utilizing remakeplace, I will ask for the furnishing fee after crunching the numbers.

Untradeable items such as pvp, society quest items, Doman Enclave, and so on must be provided by you or by another person.

Once I have physically started building in-game, the amount of edits/tweaks may be limited. I ask that you respect my time and understand that I reserve the right to ask for additional payment for excessive editing.

Turnaround time can take anywhere from 1-3 weeks depending on the size of the build. I will always communicate with you if there any delays.

I reserve the right to refuse a commission at any time. If you and I come to a disagreement, please understand that my commission fee is non-refundable. I will however, refund you any remaining gil from the furnishing fee and return any housing items to you.
